📌 5 tips for comparing properties by price per square foot
- ✓ Compare apples to apples. Only compare price per sq ft between similar property types in the same neighborhood. A condo at $400/sq ft and a single-family home at $250/sq ft are not directly comparable — different markets, different value drivers.
- ✓ Check the lot size too. Price per sq ft measures the building, not the land. A 1,500 sq ft home on a 10,000 sq ft lot may be worth more than a 2,000 sq ft home on a 3,000 sq ft lot, even at the same price per sq ft.
- ✓ Factor in condition and age. A $200/sq ft home needing $100K in renovations may cost more per usable sq ft than a $250/sq ft home in move-in condition. Always adjust for renovation costs.
- ✓ Use monthly rent per sq ft for rentals. Enter monthly rent as the price and unit area as the area. A 900 sq ft apartment at $2,000/month ($2.22/sq ft) is a better deal than a 700 sq ft unit at $1,800/month ($2.57/sq ft).
- ✓ Don't forget finishing costs for flooring. When comparing flooring materials, add installation and underlayment to the total price before calculating. A $3/sq ft laminate with $2/sq ft installation costs $5/sq ft, not $3.
