The 1% rule: monthly rent should equal 1% of the property's purchase price. On a $300K property, charge $3,000/mo. The 2% rule (stricter): charge 2% of price ($6,000/mo for $300K) for solid cash flow. The 0.5% rule: minimum to break even. In reality, check 5-10 comparable rentals in your area.
